“The nearly 5% year-on-year growth in registrations underscores the fact that Mumbai’s residential market is increasingly being driven by a more mature buyer base that is making long-term decisions rather than purely transactional ones. The western suburbs, in particular, continue to remain at the centre of this demand, given their established social infrastructure, strong connectivity and the concentration of quality housing stock.
What stands out today is the willingness of buyers to upgrade. There is a clear shift towards larger homes and premium developments, with lifestyle aspirations and long-term value creation playing an increasingly important role in the purchase decision process. The consistency in registrations reflects the confidence that end-users continue to have in Mumbai’s residential market, especially in established micro-markets that have demonstrated resilience across cycles.”
